Not sure if you'll pick the right property?

I've considered switching my profile back to just "investor" for various reasons, so I guess I'm not your typical agent on here aggressively looking to pick up new investor clients (although I'm happy to help of course).

If it doesn't pick up by mid-January, you are priced too high.You have WAY too many photos and they are almost all bad angles and not helpful.

And just the other day, I was grabbing coffee with a friend who reps a group of invsetors out in San Antonio.. they got burned early on by not clarifying their rental criteria, picking up a triplex that sounded good on paper but turned out to have a revolving door of problematic tenants.A baseline business plan isn’t just a mind-numbing exercise.. it’s the guardrail that keeps your momentum from swerving off into the ditch.

Pick your favorite, I have found Realtor.com to be the most accurate and I get the alerts there first.

I am reviewing the spreadsheet on bigger pockets on how to pick a market to start investing.  

Pick the amount of income you want real estate to provide you, and buy the amount of units you'd need, such that if they were paid off, you'd hit your goal.

For Livermore, the activity is slower compared to the general Bay Area so you would need to be more cautious on picking the right property to flip, and the margin has to be large enough for it to make sense.

Are these students just picking up and moving in the middle of the semester?
