Cosmo - I personally don't know Phoenix well, but if I had to do this in another city I would look at income levels, crime levels, and population growth (if you can) by zip code and/or area within a DMA as a starting point.

So I wonder if I can sell my home in Idaho, purchase the new one under my personal name, then how many months or years must pass before I can setup an LLC as the owner of my primary residence, or if you think that will be a good idea? 

.: My question is… Do people promote buying rentals due to some sort of  personal benefit/conflict of interest?

I have two phones, one for business and one for personal.

Although the journey has been worth it, I've sacrificed quite a bit from a personal lifestyle perspective, relationships, etc.

I personally walked and researched every property prior to investing to understand what I was buying, what could be done to add value and what I should expect in cash flow and appreciation.Learning what makes a good investment for you is absolutely necessary. 

Remember that for most owners, their business is very personal to them.
