Personally I dont think STR is really a move in Philly.

I personally like the BRRRR strategy - it's not easy to pull off but it's simple and it works in theory.

I'm a positive person like most of you probably are, and trusting, and the the way Peter Harris has his program set up to "sell you" is a thing of the past and something I would call predatory.

If this is a project for you and you are newer to flipping I would have a seasoned person/mentor help you through this that has done it in the city for example @Joshua Janus as he mentioned it did it.
