If you have  / can find suitable land (topography and zoning can be an issue), have access to the necessary capital (more expensive), can be more patient with the timelines (new builds will take quite a bit longer, especially on multi units, and dont' forget to factor in possible weather delays), and enjoy the process of designing something from nothing - GO FOR IT.One big caveat: make sure you have the RIGHT General Contractor who really understands new construction.

Closed on 1 last week and have 4 more under contract.Finding deals that make sense has slowed me down but getting the first 2 rented out gave me some confidence and a bit more experience, which will help over these last 7 months.The good thing is...I'm patient and will stay disciplined in my buying strategy until I know it works.

My Glamping venture has taught me this.  2)  Buy quality assets at below replacement cost.  3) Be Patient, and never extend yourself too much.  4) Assume the market will catch up, and be ready to zig when others zag.

We had to pay the utilities directly to Baltimore City to stop the late fees from piling and have our credit affected.Maverick, on the other hand, continued to advise us to be patient.
