With student rentals we are fortunate that the outgoing tenants are frequently "gone" a week or two before the end of their lease.In some situations, it is not possible to complete work during the turn-around window.

I'd suggest making a list of all your current outgo, so that's debt totals and how much it costs you monthly as well as utilities cell phones etc.
