I think it is difficult to deal with showing a rental with the outgoing tenants still there.

For all contacts in your database with an email, you can CC on BCC an address specific to your account on outgoing emails, that will save said emails to that contacts page.

I reviewed my monthly income and outgoings and projected this for the rest of the year, including planned and unplanned expenses.

You can use this to market it next time around without bothering the outgoing tenants as much.Good luck!

With student rentals we are fortunate that the outgoing tenants are frequently "gone" a week or two before the end of their lease.In some situations, it is not possible to complete work during the turn-around window.

An outgoing tenant can not be charged for days which are covered by the rent of a new tenant who has moved in.

I'd suggest making a list of all your current outgo, so that's debt totals and how much it costs you monthly as well as utilities cell phones etc.
