I highly recommend getting a bookkeeper for those of you who are like me and aren’t savvy enough to organize your own books.

Is the PM an individual that works for a larger organization or their own independent business (eg like a realtor who works with a group of people at an office)? 

You can set up a call with a representative of their organization in your state.

I get lots of clients off here but it's all organic, I never DM or ask for it.

Whether gained through paid mentorship or an organic relationship, success always leaves clues.

These companies typically charge anywhere from $200 to $500, and they take care of the Articles of Organization, EIN, and operating agreement.

But after a few years, I got really sick of being kept up late, dirty dishes always in the sink, having random girlfriends or other people come through the house, A/C running colder than I'd like, etc.In hindsight I wish I was more organized like you were.

I would say this was the least organized BPCon (no cevent App, poor email distribution, my workshop that was $300 had about 20% attendance rate) I have been to, with the worse room problems (both ac and hot water problems in my room), and the hurricane issue (they cancelled the meal but many of the restaurants required reservations that we did not make because we were expecting the meal), and in my opinion worse keynote speakers even when one was a repeat (I like David Greene keynotes, but …), I enjoyed this BPCon more than the others I attended. 

But, an LLC is subject to the laws of it's state of organization not where the property is located or its members reside.
