Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Chris is telling you to provide more details.The people on this thread have a combined hundred years of experience, conflicting opinions, and have been real with you.

If you don't have an agent...well...nothing is a problem until it's a problem but our advice and opinions are meaningless if you actually need to use your insurance.It's vitally important that you understand exactly what you have before you need it. 

The only thing that spreads faster than a wildfire in a 100mph wind is everyone's "expert" opinion.

This is the best way to get into home ownership and real estate investing in my opinion.

We are just bring up the same failures here for all to form their own opinion. i think its good to know full picture then decide.

In my opinion, if you really like one state more than another, try to make the house-hacking work there.

@Ryan Fox - It's pretty unpredictable in my opinion, but I'm sure there are people way smarter than me that can better see/predict what's coming down the pike.
