The equity pay down in many RE classes (residential, storage, hotel/motel, office space, industrial, etc) ispaidby the tenant.- there are ways to never pay tax on gains (1031, owe until death, etc)- cost segregation can in effect have RE acquired at no cost- sweat equity can produce additional return.

Depending on the market your looking to work in.one way I find is to simply call one of the major title companies and ask to talk to an escrow officer and then ask them what companies does he/she see closing private loans in their market..

On VRBO, when we set up the listing, they didn't have a "loft" option, so I think it's considered office space which led to some confusion or set up as a second living area.

In this area, the two soils engineers I've used most often are McDowell and Associates, and Soils and Materials Engineers (SME) - but I don't know if they have branch offices in the area near your problem site.Best of luck with it!

Assuming I will be doing more than 3 closures per year, should I just go ahead and hire a licensed/bonded loan officer to do my loan originations as RMLO?
