Let's of NYC investors look at other cities in NY, Rochester, Buffalo, etc... they can drive to them to see them, and they know the state well enough to feel comfortable.Most of the rust belt cities in NY offer cash flow as well.

The lenders that offer the 203k renovation loan are telling me that DPA cannot be used with it and this is in Ohio.

The last one on this offering was in 1/19/22.Thus this begs the question, should they have been raising money in 2023 without a qualified offering?
