The bottom line is that even though there's a list of designated activities there's a lot of room for discretion (unfortunately, discretion seems to be a one way street for the IRS).

This lets me design things that are realistic to implement.Outside of this, most of what I do is search forums like this, browse Houzz and Instagram, watch TV, etc to get a better sense of design trends, ideas, etc.

Plus, as I sell lighting, I work with a number of designers whom I'm sure could help me for a discount (as I do for them).I see guys do rehabs and put the "Hollywood Dressing Room" strips in the bathroom; how ugly and dated.

One aspect of MFR re-positioning that has always intimidated me is the rehab phase.I don't feel like I really have a good eye for aesthetics in terms of design, colors, layout, and materials.I've done cosmetic upgrades before, but they were for A-class, single-family homes, so it was fairly easy since I could just choose stuff that I already have in my own home (hand-scraped hardwood floors, granite and marble surfaces, and brushed-nickel or bronzed finishes, etc.)
