So why doesn't the note investing market have similar variety?

there are numerous recent threads on BP by folks who bought something because it looked nice, or an agent recommended it, and they didn't see it themselves and approach it with any skepticism. 

Variety of topics with different experts.

They offer a wide variety of DSCR loans and are very responsive.

Those exposed walls were not built to be exposed so I would suggest talking to a variety of experts to hear them out on the options.

Search the BP for ADU appraisals to encounter numerous examples.

However, there are numerous ways to CREATE investments that have 15% or more cash flow AFTER repairs and allowance for cap ex.  

@Mindy Jensen have they considered a different angle for the podcasts to add some variety? 

I would connect with a broker who can help you compare terms across a wide variety of lenders and explain the differences in underwriting, rates, fees, etc.

Note that if this goes well, I would want to continue making deals there.I don't think this is necessary in this day and age - plenty of direct lenders that can offer you good service and DSCR Loans for a wide variety of situations with competitive rates - easy to find here as well.
