The tenant is a nuisance to say the least. 

I'm relatively familiar with renting a condo in North Park and understand the nuisances but curious about how renting an SFR will be different.

The noise they are complaining about its a realistic nuisance.

It's a vertical shower door, all glass.. we are thinking of leaving it, it's not crazy bad, just a minor nuisance to my OCD lol

Provide them with the eviction proceedings/completion, tell them what's going on and that it's a big nuisance for you and the tenant and you would like to get a No-Trespass against them (they realllllly should include these in evictions, you know?) 

We cleared out scrub and unsightly nuisance vegetation, bushhogging entire property.

On the side note, the "problems" you have listed are not illegal, but rather nuisances.

Basically the clause reads as follows:1.DISTURBANCE, SMOKING, NOISE, ILLEGAL USE: Neither the LESSEE nor his family, friends, relatives, invitees, visitors, agents or servants shall make, permit or suffer any disturbing noises or vibrations by means of a human voice, radio, phonograph, stereo, television, piano or other musical instrument or other device or form of technology of any description within the building or Premises, nor commit or permit any nuisance to exist thereon, nor cause damage to the building or Premises, nor create or permit any substantial interference with the rights, comfort, safety or enjoyment of the LESSOR or other occupants of the same or any other apartment in the building, nor make any use whatsoever thereof than as and for a private residence.

Estate agents create a nuisance in the worldof rental housing, in achieving their sole objective of earningcommission from both tenant and owner, they tamper documents,prepare fake document, misinform parties about propertyparticulars etc.

.* Unsupervised children recklessly destroying your property, creating havoc in the neighborhood, tearing branches off trees & bushes, making graffiti, and creating a noise nuisance.
