My question is, when I have many units to manage, if I wanted to do ACH, how would I keep track of who paid and who hasn't if the rent amounts are the same?

They let my tenants pay me using their bank account (ACH) or credit card.

Look for A & B assets for long term , and less head aches.

I use rentecdirect.com for my PM software, and it has an ACH process built in for an additional fee.

Then simply add an ACH interface which should you can find for $.55 per transaction.

Usually they will opt to deposit directly to one of my savings accounts but sometimes they will elect to transfer using ACH from their checking account.
