Multiple people including myself have tried to caution him of the the true costs but he's been repeatedly dismissive and has made it clear we give him motivation and he wants to prove us all wrong (whatever that means).

I have multiple lenders that can provide 100% financing for your rehab projects.

I'm coming from the perspective of having boots on the ground in the area who have connections in case an emergency arises.

That said, the market seems to be warming somewhat, which is what you would expect from a seasonal perspective.  

You'll most likely have to do it multiple times.
