I totally agree with @Thomas Guertin If you let him feel like he can push you around this time, he will just keep doing it. better to cut your losses and start over with your new and improved lease than to have a miserable situation in your home.Good luck and keep us posted.

Okay I am going to try this again as my first attempt failed miserably.

I'd get premium rent for it.If the tenants are moving out, either the landlord is not screening well, or, much more likely, there is a miserable neighbor that no one can get along with (probably the woman you talked to, she's sounds like she's good and crazy).I rented an 800 year old house in England that ws haunted, and I was all full of hope that I would actually see a ghost, but I was there for 3 years and nothing happened, other than some creaking with the wind.

I plan to make their lives as miserable as I can for the next few years!!!

It wasn't even over rent - they were breaking their lease in almost every possible way and making life miserable for the neighbors. 

In this case the 1% rule ($200K renting for $2K) absolutely fails miserably.

But since this is a business, and you are not there to intervene if she decides to make your life miserable, then I would hide my irritation and placate her as best you can.
