If the market cycles down you'll be able to weather it while still generating a return.Continued success!

Be sure to have good exit strategy for if/when that happens.A wise mentor told me once that until you've "Battle tested" a strategy for at least 5 years thru one full economic cycle, consider it still all good luck.

This allows you to take your time to make your next move.Alternatively, you might also be selling at close to the bottom of the market cycle.

And the economy there depends mostly on tourism which can create a boom/bust cycle.

Find property in a good location, at a good price, and at a good point in the real estate and business cycle, with the most leverage you can get, ie. the lowest down payment are some of the keys to success, whether its residential real estate or commercial.and don't beat yourself up when you screw up, which you of course will, many times.

I do one year, cycle maturities during peak rental times during spring and summer, enforce lease termination clauses if a resident leaves early, and file eviction for $40 on the 11th if rent is unpaid.
