I own a property management company in WA, including Yakima.Here’s a rough breakdown of costs:- Management: 15-30% of revenue- Cleaning: $100-$200 per turnover- Utilities: $150-$300/month- Maintenance: 5-10% of revenue- Insurance: $1,500-$3,000/yearTools like AirDNA or Mashvisor can give you a solid idea of income and occupancy.

So, the sooner you evict the better.If you are worried about embarrassing holiday events, hire a Property Management Company and let them be the bad guys.

@Stephanie SelbyRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

But the deposits did go to an escrow company, not directly to the seller.

@Ankit Maheshwarii don't have experience with these companies, but what anyone says or does or promises or emails is irrelevant. 

So hopefully he won't be able to start any company again.  

I understand you want to begin a property management company but that's a difficult business which requires scale to achieve meaningful profits.

As I have said they can throw people out for negativity so you will unlikely get a true and honest review from anyone in a forum like this. these training companies just follow MLM tactics  ala Amway etc.. right down to the sell the product make money. its all the same marketing just the product is different.
