Hey everyone, for my first flip, is a fire damaged house worth it (purchase price 40k-50k 3br).

If they’re concerned about price, offer creative terms like seller financing or a higher price with favorable contingencies.

So I am left getting a policy with a non admitted carrier for likely 2-3x the price for less coverage.

Do you have a total price range you're looking for, or maybe a cost/door?

It should include details like the purchase price, property description, and terms of sale.

@Jaycee Greene I think she said the purchase price was going to be around $380-385k plus an additional $50k for renovation.

Some rehab loans offer 90% of the purchase price and 100% of the rehab costs.

@David F.As Russell mentioned co-ops are probably 1/2 the price of a condo and you would also have extensive costs to set up a co-op and typically it’s my understanding the builder funds the first 1-2 years of reserves.
