I have 2 semi-motivated sellers sitting on vacant properties and 2 properties that are in a high end flip area (buildable lots go for $350K) that have been vacant for years, but the owners refuse to sell and keep up the maintenance (at bare minimums) to not alert code enforcement or piss off the neighbors.

As I understand it, the American Kennel Club does something quite similar when they decide which dogs are AKC and which are not.No question this would be a significant undertaking; I alluded to that in my original post.

Location: CTSize:  8 residential units (2 bed / 1 bath; 988 sq. feet each)Purchase Price:  ~$66k per doorOther notes:  Each unit features a private deck and parking, kitchens are slightly dated but overall these are easy rents in a stable area; building is brick exterior, sturdy, and well-taken care for (seller spent $xx,xxx on a new roof, upkeep, etc. over last several years)Without getting into too much detail, the P&L provided shows net profit of ~$250/door.

When I look at parks I keep seeing things like chain-link dog kennels (some used as storage), fire pits (some homes are only 10 feet apart), several vehicles, piles of construction demo, trampolines, strollers, recliners, etc.
