You can see huge homes being built all over the place there now.

Very difficult area to be a landlord.Tenant base is lifer tenants. very tough on the housestheft is rampant you leave a home vacant for more than a few days and you HVAC AC unit will take a walkKids break in and trash them.YAZOO Clay screws up the foundations big time.And lastly with those homes they were built so cheap in many instances they are just functionally obsolete and take way more maintenance than other areas of the country.

It may be helpful:I can give you some general info on insuring the property:Here are some things to look for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

For example, if she can't visit the property, is she good at record keeping (so everything is organized at tax time) or finding vendors, comparing product prices, finding free or low cost items on Facebook marketplace to improve the rental)3. emergency fund.

I’ve been investing there since 2019 and built a 12-door portfolio using the BRRRR strategy.

BRRRR I guess I would be looking probably for 1980 or maybe 1970 and before built properties and that will probably help narrow the search. 

Permitted or not, you want 100% assurance the property is within building code standards for the year it was built, and for any upgrades/ changes - the years those upgrades were made; ie GFICs in wet areas currently, but not required in original construction back in 1950 when they didn't exist.sorry for not replying earlier, I'm rarely on this platformbest of luck on the project
