. - Your LLC thing (like most "LLC things") isn't going to fly (or at least it would't in California), because (this goes on in the background & is one of the 500 things we never bother telling the agents/borrowers that we're doing... until/unless something goes wrong) the title company is going to take those LLC governing docs that the LLC/seller provides to the title company so they know who is authorized to sign on behalf of the LLC/seller, and hand them right over the lender, to be reviewed by underwriting (some of the forms you signed without reading authorized this sharing) to ensure the seller is who the seller says they are (in this case, the seller is you, invalidating this as a purchase transaction, so this would be one of those infamous last minute loan denials).
