I have been in contact with a few sellers but because of my inexperience, I lost the deal or felt that I could not help the seller like I wanted. 

Some people will look at your age as inexperience, but with the right hustle and personality you can easily overcome it. 

.- It is located in a town of 11,425 population but according to the past records it hardly has any vacancies.The property itself is not what scares me, what does is actually my inexperience in multifamily and the creative financing I'm going to use.

Why (and this might be my inexperience) would someone bid so much higher than the valuation?

We see this a lot where newer investors automatically jump to "the agent is shady" rather than looking at themselves and thinking "maybe because of inexperience, i misplayed this scenario". 

Answering number 2, yes, probably, but again, my inexperience at handling rehabs is coming through here.

Because my tenant is disabled and in a protected class and I'm inexperience with the laws surrounding their rights I'm nervous to transition to PMing the place myself until they are out.

Internet leads in experience are usually sellers wanted FULL RETAIL with NO COMMISSION.

So with that being said the only people considering the inexperience comes into play, the closest you can get to people who "know, like or trust" you will be your family members.

I feel a bit of uncertain about the deal due to my inexperience in real estate investing but I would really appreciate any insight & advice I can get.
