Again, it's imperfect but you have to have a starting off point.

@Adam Craig however if the wood is in bad shape, choose a slightly darker color for the body to hide the "blemishes/imperfections".

@Linda Hart Great job.Now just a feedback on top of the suggestions mentioned by @William Leahy , with the same spirit of helping you getting better faster:if with no reviews, imperfect pics and 85% response, your listing performed like this it means you are leaving money on the table.

It takes more time, more spreadsheets, and it's an imperfect model as rents generally rise while mortgage interest payments inherently fall (over months/years).  

Granted, this is all an imperfect methodology.

Your analysis is not perfect, your operations are not perfect, and the world is generally an imperfect place with lots of uncertainty, which is why you always need to maintain multiple profitable exit strategies each with adequate profit margins, and then reserves on top of that.
