Even for rentals I like to make them real nice to attract the cream of the crop tenants and separate my units from the rest.

Peaking someone's curiosity usually helps break the ice with people. 

Like everything, the large manufacturers and distributors (more likely tobacco and alcohol manufacturers) will swoop in and take the cream off the top.

Other wise I would never have got my state of Oregon license and NMLS  .. although I don't do business in Oregon anymore or with Oregonians so my license is on ICE..
