Dont risk losing money on a skinny deal.

@Jason Richards, I agree with @David Robertson, this is a skinny deal. $30k isn't a lot of headroom if some goes wrong.

I know there is a long way ahead, but I am thankful to the BiggerPockets community and all the investors who are have been willing to share their advice and support.Here is the skinny: Property: Zoned 2-Unit, Baltimore County, 3,056 sq ft Unit 1: 2 bed 1 bath; Unit 2: 3 bed 1 bath; Basement: unfinished w/ 2 bed 1 bath w/ a 1,000 + sq ft, full bath, kitchenPurchase: $135k Rehab: $75k ARV: $295k projected monthly NOI: $3,000 (not including if I rehab & rent the basement)Strategy:  Rehab, Rent, RefinanceChallenges: Mold Remediation.

You aren't going to get anywhere in this business with this thought process.The skinny of it is this.

I listen to many of the I pod stating they are receiving a 30 year fixed rate.

After going through "Trial and Terror for years, I decided to follow the pros and stop taking stupid courses, I went to auctions, developed cash partners and most importantly developed a system of how to control real estate using skinny contracts with full profit disclosures.

Thats a really skinny deal.

I think CF is skinny on most deals that you would see in the area and cap rates are really compressed.
