But nobody thinks that breaking even is bad, and breaking even in 15 years is horrible.

They don't communicate, they pass you all around when you have an issue, their staff doesn't know what's going on....they are horrible!!

So in my opinion popularity isn't necessarily a good way of judging, because something that's very popular among aggressive investors is probably going to be a horrible choice for a conservative investor and vice versa.Also everyone has their own way of looking at deals.

Either, this PM has horrible practices and is running over 100% turn rate or someone is fudging some numbers!

This is near the hood in Durham, and the general area's RTP(rent to price not research triangle park) is horrible. $1700 ish gets you a 2/2 rented closer to Duke, a 2/1 will be closer to $1400 if not less in this area. $240k is priced to trigger a bidding war, I just am not a fan of the neighborhood.
