If you adhere strictly to the laws, you will be limited in the services you can offer to your relative compared to what they would get if they listed their property with a licensed agent, and they will get less money for their property working with you than if they hired an agent.

Also, stay away from Insula Capital AKA Atlantic Capital Holdings out of New York (Long Island) I didn't lose $200,000 but lost $10,000 plus on a deal they gave us a funding letter for $300,000 cash for a flip we were purchasing.

I'm looking more for an overarching portfolio spreadsheet to track asset performance over the lifetime of holding the asset.If you have the property manager paying the mortgages, taxes, insurances, doing all the accounting, etc why not just ask them to generate whatever report you want?
