For those newer to the space make sure to do plenty of die diligence on assets as over the past several months there has been an above average amount of assets out there that have a lot of hair which I would not recommend and some even hold negative value.There are still decent assets out there as well, but make sure you pick through the bad to find the good.

I figure that's a fair buffer (the 0% appreciation/rent increase) but most have sub $100 cash flow if not a hair negative.

So one can "cut their own hair" and be responsible for the consequences of not looking so good as an alternative to going to a barber and having them cut  hair professionally.

If your contract states that a certain outcome is expected,  such as house trim painted (rather than house trim will be painted with a horse hair brush with two  coats of paint with brush strokes in both horizontal and vertical direction)  and a general time schedule, such as completed by a certain date (rather than will work 8 am to 3 pm Mon through Fri) then you have a better chance of saying the person is a contractor or independent business rather than an employee.Think of how you deal with a plumber--The toilet is clogged.

Below are some examples of my actual reviews“Thanks” If Johnny has long hair and is in his 20s “Johnny Rules” If Johnny is bald and has 3 children in picture “Johnny was wonderful” Although rare, if they sucked I have no problem giving them 4 or 3 stars in the area they sucked in.

I realize I can get great online with the big guys, but no way I'm giving my operations account and the majority of my deposits to a bank that doesn't lend to me (and I've had way more luck with local banks than the big banks since most of my deals tend to have some hair on them)
