This is a bit more involved, but as you scale, it is something you should consider.In response to your second question, I would say "yes" to allowing pets.

Do you want to scale more and maybe sell this property and 1031 into something else that may cash flow more, or hold onto it because the cash flow is pretty steady it sounds like. 

Possibly if the house is 3,000sf with the basement and the comps are 3,000sf above grade. 

Moving forward scaling with hard money loans may be the best bet and would avoid the headaches of living in a construction project. 

To me the most frequent issue I see in posts and discussions is not discussing how to scale and also Risk adjusted returns.  

Time allows for adjustments, scaling, and reinvestment in ways that short-term projects simply can’t achieve.

The only open position they have on their website is a sales position and it seems that for a company of their scale and caliber, they would also be hiring for other positions as well.

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

I'm done with trying to scale OOS, too many headaches.
