Sometimes it's just easier to understand/accept a message from a stranger who has no skin in the game than it is from a loved one.

It's far harder to qualify for conventional loans if you're a business owner or self-employed and that equals opportunity.When I look at doing a potential owner finance deal the most important thing for me is skin in the game. 

I started charging refundable fees for viewings (which wouldn't work for an apartment complex, but if a stranger wants to walk through my house, they need to have some skin in the game!)

You will need to grow a tougher skin regarding your ability to say no to tenants.  

Having no skin in the game is just not viable in this market. 

Usually banks or credit unions want you to have some skin in the game.

@Mohammed Rahman yes, that's exactly what's tricky for me... for you all it's quite simple.. it's like I show you how to apply a KCI VAC and say now it's that simple.. just prep the skin apply Elkins to the periwound apply the VAC with setting of 125mmHg .. you're gonna look at me like what the hell, lol... that's how I feel.

This is because as the maker of the deal they want you to have "skin in the game" to protect their investment into the deal.

But on the other side of this coin I have no sympathy for people who move in to units that aren't glowing in radiant splendor perfect, and complain about it.

This will give you what is known as skin in the game- and make you into it actually investor - with something to invest.
