I would be cautious buying in the saturated areas because there are so many similarly sized properties that price is becoming increasingly the deciding factor.

I’ll be honest it’s not clear to me real estate is necessarily a better investment than say the stock market, certainly not a bad investment but not as hyped as some people make it, you need to decide how much owning your own home is worth to you & also how long you plan to be in the area, if you will be here for the foreseeable future, bite the bullet and buy, if your not sure where you will be in a few years, renting might make more sense.

And then, they were crazy enough to decide to teach it to others!

Deciding between STR and LTR.

Just curious on your thought process in deciding between LTR or building and selling. 

If the water bill is $100 a month, increase the price by 20% (or whatever you decide is fair) to compensate you for the time required to split and bill and to cover additional use when tenants squander the utility.
