For me, if I make $1500 net per month on a free and clear property I would make $18,000 / year.  

I will give you 250k for your lot and so that your house back free and clear and 120k..

Yes, I’ve got a mortgage on it now, but my cash flow went from only $1000/month to $2400/month and I picked up 3 more properties basically for free with no out of pocket cash to buy them. 

Not free ones but not too expensive ones as well..

We deliver our properties free of both (noted as such in the lease) and then contractually make the tenant liable for prevention/termination.
