But what you are describing is foresight and planning ahead.

The people who criticize leverage are generally thinking about the 80-100% leveraged individuals in high-priced units clearing $100 per door that bought in up-markets and have no plan for getting out, and they are right to criticize such because it shows a lack of foresight.

It's hard to not overvalue this variable since the only reason I have this asset is because my Grandmother was fortunate  that her late, 3rd husband had the foresight, or dumb luck, to buy these houses back in the 60's.

Since I inherited the tenants, I did not have the foresight to get that information.

They wanted to sign the lease and make me a risk taking partner on their gambit of changing cities without planning or foresight. 

I feel terrible for all parties involved but without a true economic foresight I can't reasonably jump into this new house.
