I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.Does anyone use a platform like this and how does it perform for you?

What worked for me was focusing on building strategic relationships with top tier people (quality partners) who could complement what I brought to the table—sales, management, and execution.When you are approaching sellers for creative financing, leading with a clear value proposition (and CONFIDENTLY) is key.

Also, coming from running a business just think of RE as a business (which it is), the numbers have to work and your investments need to fit into the big picture.

My personal example is a one bedroom condo I’ve held my entire adult life - and this is in a top tier market - Dupont Circle neighborhood in Washington DC.

That could totally be based on execution failure, but for us, it just wasn't a good fit. 

Depends on which state you're considering.This is just off the top of my head and far from an exhaustive list of considerations.

Proposition 13 fits well for a price volatile state like California and we don't have the ever moving out of state property tax situation to deal with in states like Texas.
