The property requires a full top to bottom rehab but we are preserving a lot of the character elements of the property such as the original fireplaces and the broad staircases.

I’m planning on doing a DIY shiplap wall around my boring fireplace that won’t cost much and also painting all kitchen and bathrooms cabinets to a nice bright white to get rid of the outdated oak color.

We're hoping to salvage the appliances and perhaps replace them after the next tenant but that all depends on how clean we can get them.I've yet to come up with a simple landscape plan (not my strength) so if anyone has any great ideas, we're open to hearing them.The house was built as a 2/1 and at some point (I believe in the 80's), the garage was converted to another bedroom/living room with a fireplace. 

It has info in it like: trash removal info, emergency contact info, how to operate the fireplace, how to change out furnace filters, parking info, how to get renter's insurance, local phone numbers, move-out checklist, etc.

I have the bathrooms dressed with primary color towels, and a few candles to light in the fireplace, but that's it.

Time to frame up for the fireplace, but can't decide on which fireplace, so maybe you can help. #1.
