This all comes down to how much you are looking to spend and the class of property/class of tenants you want to deal with.

Multiple people including myself have tried to caution him of the the true costs but he's been repeatedly dismissive and has made it clear we give him motivation and he wants to prove us all wrong (whatever that means). 

I spent 2.5 years getting all the utilities to the property.

What models have you all found success with?

In my case, all three sellers were older and tired of dealing with tenants, but they liked the steady income.

We have previously tracked all expenses manually in google sheets and produced financials statements manually, also in google sheets.  

So if 3 siblings all buy a house together and all live in it when they sell up to $750k can be excluded.If married only one person needs to meet the ownership requirement-but both must meet the use requirement. 

Since this would be my first long term rental property do you recommend starting with a property manager from the beginning or managing the property myself.I understand that there are pros and cons to all of these scenarios, I'm just looking for various insights.
