The loan is with you, not with your tenant, so none of that means anything to them - in fact because you live in one unit and it's under 4, if you were self-managing you don't even have to abide by fair housing laws (at least on the federal level).

If you've done your due diligence, you already know what price you think is fair and you don't need a realtor for you to pick up the home and do a home inspection and send paperwork to an escrow company... it's not that complicated if a SFR..

If I were you, I'd pass on this property and look for something else (and I suggest a 3 BR) under $80 that you can put a little rehab into, unless insurance pays your family member a bunch of money and they accept a much lower price.

And even if they do, they have to be fairly motivated to be willing to do so (even if you've built rapport and all that good stuff).If they are motivated, usually that means the property needs work and they almost certainly won't lend over and above what you buy the property for.
