The loan is with you, not with your tenant, so none of that means anything to them - in fact because you live in one unit and it's under 4, if you were self-managing you don't even have to abide by fair housing laws (at least on the federal level). 

It depends on who you're hiring but that seems fairly standard.  

If you've done your due diligence, you already know what price you think is fair and you don't need a realtor for you to pick up the home and do a home inspection and send paperwork to an escrow company... it's not that complicated if a SFR..

I just sat through a free webinar they put on and it was fairly informative for being free.

And as a person who's done a fair # of CD's, I see the averages reflected that >50% don't execute.

If I were you, I'd pass on this property and look for something else (and I suggest a 3 BR) under $80 that you can put a little rehab into, unless insurance pays your family member a bunch of money and they accept a much lower price. 

. - Florence, Lakeside, Yachats - This is fairly accessible region through Eugene and also offers spectacular landscapes and amenities.

The borrower must have a good deal from which they will make a fair profit.

And even if they do, they have to be fairly motivated to be willing to do so (even if you've built rapport and all that good stuff).If they are motivated, usually that means the property needs work and they almost certainly won't lend over and above what you buy the property for.
