It's pretty great because the house is on a corner lot with the garage facade facing a totally different street.

I do have brownstone facade guy.

In the past, rebuilding a structure that only saved some of the outside facade and most of the framing, it was only saving me about 20% on the construction costs.  

Account Closed Makes a good point- it sucks having multiple dishes and cable boxes all over your bldg facade.

This means the brick is just a facade to the structure and is not carrying weight.

@Johnny Kang I bought an 8 unit once where one of the air conditioners was stolen, and the thieves cut the copper to the building at the brick facade, which caught the insulation on fire on the inside.

We do have a brick home, but the façade is the only exterior brick.

Hey guys,So I'm working on a 2-story 1038 sqft full gut rehab in Point Breeze which consists of the following: new roof, rebrick facade, tear down and rebuild back wall in existing location, demo the inside down to joists, convert to 2BD/2.5BA, unfinished basement (just parge walls and finish floor with epoxy, install all finishes throughout.

(Good luck changing the facade then.).
