Need Advice from Experienced Investors!

In my experience, most properties that go to auction end up overpriced so I'd be prepared to attend a LOT in order to get something that worked on paper.When I attended my first market auction with an experienced agent the advice he gave me was to figure out my maximum beforehand and stick to it (Seems obvious but people get caught up in winning).

Unless you are an experienced investor like Alan, it often leads to higher costs.  

In regards to your review, I dug into particulars and of course, there are three sides to every story.

Reason being, Valdosta has experienced two hurricanes and inflation, like we all have, in the last 5 years and the property taxes have been rising every year for the last three.

It'd be nice if I could receive help or tips from anyone (new or experienced).

Starting small or teaming up with experienced investors might help ease some of the risk.

And then finding an experienced active investor and putting passive IRA money into a deal with them and learning the ropes along the way.First of all, does this sound reasonable?
