Buying in a high COLA with loss protection is a no-brainer in my book, but only if you expect to relo again.

It takes longer than expected when doing most of the renovation yourself.

If you're thinking input into Excel or Sheets, then yes...I would expect everyone does this today.If you're thinking you type in "Riverside  Apartments" value on ChatGPT, I don't know that that ever works.

The way we used it was when a borrower was in default, and say was expecting to be able to pay in the near future.  

I have not familiarity with any of those markets, have just saw a tone of videos about Baltimore and seems like they numbers work out and I have seen prices incredibly low for a home to rehab and remodeled house higher than I would expect.
