No money down, too quick of an expansion,...and while not stated there, buying in these C/D/F neighborhoods is very risky.

Generally speaking, newer investors see more opportunity and room for expansion when investing in cash flowing areas.

It seems that they did not leave an expansion gap during the installation.

Making only $1700/mo isn't enough to make large strides in a short amount of time which I've always looked at it as an "all or none" scenario towards one end or the other (debt or expansion).

The only time I ever see any significant number of trailers for sale that can be moved is during freeway expansion projects - and most of those projects that would effect a park have already been completed.Also, actually moving one of these things is task of monumental proportions.

If you are in the "Expansion" stage of real estate acquisition then it sounds like your $100,000 could be used to buy 3-4 units in your market if you use financing.

Think of what you can do to increase rents / reduce expanses.
