The Private Equity and Institutional investor is playing the ADU game - I’m working with them.

Out of the 50 addresses zero will probably be interested in selling so it's a numbers game before you find the one. 

Cards and board games for older kids but they will all have tablets or phones unfortunately. 

You just have to get in the game, learn, and adapt as you go. 

Somehow I think it's better to hold onto my own money and keep that dry powder on the sidelines waiting to get into the game if there are some emergency expenditures (haha, very likely with the kinds of deals I'm thinking about in class C neighborhoods).

If you’re looking to build long term wealth, accumulate assets, take advantage of tax code, and benefit from appreciation, then play the appreciation long game.

Establishing a separate entity, such as an LLC, for your rental property business could provide more flexibility in claiming deductions associated with business-related assets like vehicles.

I don’t mind having skin in the game either, but I know using private money is key to scaling one day and would like to get some experience with it now, even if it doesn’t fund a majority of the deal. 

I think getting really good at one thing, establishing a network within that niche, and being able to analyze deals quickly is the key making things work.
