A bigger concern is someone who clearly fits the rules as they are written and intentionally acts in good faith, only to have the IRS comb through their time logs and arbitrarily finds some of those time entries invalid and/or inflated.

When I select 1 or more checkboxes and submit the form it creates an entry in a Google sheet that has the date and number of hours spent doing everything for that day.

However, their presence in the markets raises the entry point for everyone and the actual investors need to start breaking their "rules" in order to be competitive. 

When I had a duplex I just put up a second box with a "B" on it by the entry to the second unit.

These neighborhoods have had favorable zoning for a number of years and development usually follows the path of least resistance.Keep in mind prohibitive zoning is a leading barrier of entry and is usually why neighborhoods lack new supply even when the underlying fundamentals and demand are strong. 

Both deals have solid potential, but for a first property, the duplex might be a smoother entry point.
