We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.

I learned a lot through the closing process and also as an actual landlord having to deal with issues.

I’m in the process of purchasing a second home in Aspen, CO, which will also serve as my first STR property.

The process will obviously cost quite a bit more and Safeguard seems to have washed their hands of it completely. 

I like to think of it like the BP Money Podcast thinks of it, find the best value but if something is emotionally affecting you, than target that and do what it takes to get that solved and then you don't have to worry about it when you go to sleep. 

Inevitably there will be some "friction points" that you'll have to discuss/mediate, but ultimately if they are not willing to adopt a majority/all of your processes, then I think you mutually set up a date that works for them to move. e.g. 60 days, 90 days, etc...
