My thinking is that by renting to a residential care facility I can effectively utilize all the space, earn above market rent, and help provide a needed service, while avoiding tenant parking jams. 

Prior to last year, effectively any SFR was eligible for a short term rental license.

By using HELOC funds instead, or even a zero-percent credit card advance with a 4% transaction fee, they are effectively using the CREDITOR's resources instead of their own money to accelerate mortgage loan payoff (at a "cost" of a few hundred dollars per year).

As you probably read through the comments on this thread, there are many moving pieces, costs, and folks involved in this transaction. 

If you do the math, since your borrower is paying interest on interest, it raises your effective interest rate by about a point.

They don't understand how to price effectively, study the market, set boundaries with tenants, establish policies and procedures, communicate, and dozens of other things.

@Kris L.I would connect with @Josh Green, I would not be surprised if he dealt with a transaction in your neighborhood and he is a local expert on all fronts.

However if you are getting the buyer yourself and need an agent to draft paperwork and work as a "transaction broker" - I charge 1% or $3000, whichever is greater.
