Real estate is a lot like an eco-system; you've got your prime-rib eating humans on the top and your maggots on the bottom, but they all have a purpose and they all have opportunity. 

From our own eco system here in SF we are seeing some temp migration to near suburbia (Marin, Sonoma) or Lake Tahoe or nearby beach towns like Monterey.

When I got there, I noticed not a single square foot of the paved driveway was 1 whole piece, the pool liner was stretched off the walls down to the deep end where a new ecosystem was forming. cracks in the grout of the brick (foundation issues, potentially), tarp on part of the roof (but the whole thing was garbage anyway), water damage throughout and a thriving community of mold.

I will say while there are certainly agents that are just straight liars & know it, I’ve honestly become convinced most agents give what they think is good advice, there’s like a whole media ecosystem just for agents that exists at brokerage’s and on social media, and honestly if you don’t have critical thinking and/or want to fit in, it’s just easier & more profitable to just go with it.

I see they have a similar ecosystem integration as Schlage Encode, with direct integration into a similar number of popular PM systems out there. 

Capital gains and depreciation recapture really drive a large portion of the 1031 ecosystem.

Several of the largest universities in the country are in Texas and have their own diverse eco-systems of success. 

Deals get harder to come by as the ecosystem gets crowded. 

Not sure if you're looking only at real estate, but there's also a wider ecosystem of crowdfunding choices, including P2P loans (which arguably isn't crowdfunding per se, but certainly gets lumped in with other online alternative investing), equity crowdfunding (higher risk and much lower liquidity, but potentially greater returns if you're sufficiently diversified over time). 

Usually FB marketplace, I found out there is a whole ecosystem of second hand appliances out there.
