What I find is the best situation for a lease option is when the person has little to no equity or is upside down... the place needs a lot of repair work that they don't have money for... they have no desire to be a landlord... and they don't need to buy another house anytime soon so it's not problematic to leave the loan in their name for the duration of your lease option period.Find that person in that situation and then your job is to let them know how the lease option solves their problems.

The secondary market loans are 30 year amortization and fixed rate for the duration of the loan.

All the gain is kept inside the exchange.Third step - You complete your exchange with the cash that is in your exchange account which now has nothing to do with the note.Fourth step - You manage your note for the duration. 

Etc. that will help with durations for the schedule.

@Calvin LipscombBy curtailing the duration of your inspection, the Vendor is essentially not permitting your diligence - which in your purchase contract should be worded as "inspection to your satisfaction".  

I’m mostly concerned about the quality of renter and the duration I can keep them in and paying.

Also if they have truly never lived outside of a parents home you are taking a risk that they will take proper care of your home without having mommy there and that their relationship is strong and that they will both want to continue living there and paying rent for the duration of your lease.

They are funded by short term deposits so they want to make short term loans so they are matching duration of assets to liabilities.
