A little conversation redirect here: this "method" as posed by the original poster has been thoroughly and utterly debunked.A quick analogy:I brush my teeth two minutes per cleaning.

Ergo I do all the cooking and cleaning  LOL It doesn't hurt that your wife has a client (you) that gives her all his new builds to sell, lol. 

Was able to purchase and clean up, but probably would have avoided the property entirely to avoid the headache and extra expenses.

This person will most likely always pay on time and their is a higher likelihood they are clean which will mean in the end of their lease you can lease it to the next person while theyvare there and the deposit will cover the small charges. 

This was an Oct 15th acquisition and took about 2 months to clean out and repair/rehab. 

It’s quick, clean, and you can reinvest that cash into another deal.

The only people that are going to tell you you're going to clean up are PMs and RE agents.

The GFC unfortunately hit all of us lenders pretty hard and I had a concentration in Jackson and ATL and Memphis so I had to move to Jackson for a year to clean up my portfolio I thought I was going to be there for maybe a few weeks but that turned out to be a year and I got very fortunate I was able to rent the developers house at Reunion .

Vrbo has free price automation software.I use Excel for book keeping.I don't pay for any third party software, not really needed on 1 or 2 properties.I charge a little extra for cleaning fee than actual cleaning costs.
