I appreciate the advice. we looked nationally for about 2 months for this particular deal it's a 58 room apartment hotel deal and a bit small for private equity and hotel funds they want double the size so we are pushing forward with the fund creation and equity raise. 

I do not do residential REI even with a projection of double that.  

In February I purchased a brand new 3 bed 3 bath duplex for 479k at 6.18%. 

Current house is 2500 sqFt 4 bed 2.5 baths. 

I'm thinking 2 bed / 2 bath.

The result of having this renewable energy in the portfolio was a 30% increase in cost to the consumers, and that was with the government subsidies for hydro, solar and wind and a lot of double counting. 

True, but (a) they were typically experienced investors, and (b) today's market includes record prices and high mortgage rates, which is a double whammy. 

Propane has over double the number of BTU's than natural gas (2516 vs 1030) so things have a tendency to cook quicker etc.

I am sure I will be very publicly wrong, and you all can make fun of me in two years, when stocks double and real estate prices crash 20% from here, but I just don't know how you can watch this industry, this closely, for this long, and not be raring to go in the current environment. 

DSCR loans are not that low and regular hard money loans will be in the double digits.
