They represent prospective buyers viewing the property as inspectors, contractors, etc.  

Over the past year, I fully renovated a house owned by a family member, which has given me some hands-on experience.Currently, I am exploring properties that I could potentially fix up and have been practicing underwriting for these prospective investments.

(you prorate your first month)When showing my appt to prospective tenants, I will typically know the condition when the current tenants move out. 

I'd have no issue if they mailed me or scraped TOT info to reach out etc, but to use a businesses platform to market and take revenue away, and have to disguise your contact info to do it...no thanks.I realize some of that is just the name of the game, and plenty are ok with prospecting this way but for me you can use the demographic of STR owners without directly sourcing via the competitions platform.

Prospects never read the description on the marketplace. 

Since my property is in a D area most of prospective tenants don't like to fill out background/credit checks let alone pay for them.

When we felt uncomfortable with this, and asked them to process a section 8 prospective tenant, they say they wont work with section 8 applicants because housing authority will pay the rent directly to the owner.

From prospective clients we get pushback....but we don't care, we just bring the property to a past client and they buy it without issue to what our fee is.
